45 Lansing St. 

Located on Harrison Street, 45 Lansing is a prime Rincon Hill location that takes advantage of 360 degree city and bay views. Another Crescent Heights® company acquired the site in the 2nd Quarter of 2010 in a short sale from Turnberry/Wells Fargo. At the time, the project was entitled and granted a site plan for 217 units. The previous sponsor was planning to develop the project as high-end condominiums. Immediately after the Crescent Heights® acquired the site, they began to work with City Planning and architects to re-entitle the project for a higher unit count that would make the project feasible. They were able to obtain administrative approval to “up zone” the parcel to 320 units and re-issue a site plan at the first hearing of the planning board.

45 Lansing Street is a 430-foot (130 m) residential skyscraper under construction in the Rincon Hill neighborhood of San Francisco, California, United States. The tower will contain up to 320 residential units on 39 floors.

The 39-story condo tower slated for 45 Lansing broke ground last year, but now developer Crescent Heights and architects HKS have released some updated renderings of the final product. Slated to contain 320 studio-, one- and two-bedroom condos over 265 mechanically stored parking spaces, the tower will also feature luxury amenities like a theater room and pool. HKS redesigned the west façade of the building to include windows for units that previously did not exist, and redesigned the building base – much to the Planning Department’s delight.
