The Orpheum Theatre originally opened as a vaudeville theatre in 1926. On a sunny San Francisco morning, May 18th, ULI members gathered at 188 Spear Street to witness the redevelopment of office and retail space by Shorenstein Properties. With hot coffee, fresh fruit and rolls in hand, members were first briefed on the project by Tom Hart, Executive Vice President with Shorenstein and his development team led by Jean Rainer, Development Manager, and Mark Preston of Hathaway Dinwiddie. Members then toured the 3rd and 12th floors where they enjoyed sweeping views of the Embarcadero Center and Bay Bridge.
The project includes a vertical expansion from 8 floors to 12 floors, adding 72,000 square feet, a canopied entrance on Spear Street featuring a double-story lobby with all new elevators, MEP system and upgraded HVAC. Huge floor to ceiling windows and a bright and spacious floor plate will cater to active space seekers in the market. The building’s exterior was also enhanced with a new skin to provide continuity to the additional floors. Solid concrete construction back in the 1960s left plenty of load capacity to handle the expansion. With careful planning, the team was able to complete the project while keeping all tenants in the building during construction.
Shorenstein is adding space to the hot South Financial District submarket of San Francisco in an area many are calling the “new downtown center”. Buzz around the new Transbay Terminal and an increase in top tech companies moving to the city are adding fuel to the flames. Tenant demand is strong, rents are rising and investors and developers are actively pursuing new opportunities in the area. Shorenstein hopes to capture some of this growing demand with the additional space.
The redevelopment is expected to be completed in July 2012 after roughly a year and a half of construction.
