For the first time in Silicon Valley, the Irvine Company is bringing 50 years of planning and master building expertise to one project with Santa Clara Square, a 100-acre sustainable community of office workplaces, specialty shopping, apartments and a vibrant Main Street.

A comprehensive master plan for Santa Clara Square was introduced to the Santa Clara City Council on Jan. 20. The presentation focused on the addition of an apartment district and Main Street to the offices and specialty shopping center now being built at Santa Clara Square.

Designed as a new model for Silicon Valley, Santa Clara Square will create a complete, walkable community where people can live, work and play while minimizing the time they spend in their cars.

“Silicon Valley is the global center of innovation, yet the region was never envisioned for the tremendous level of success it has seen,” said Dan Young, president of community development for the Irvine Company. “Santa Clara Square is a unique solution that improves convenience and quality of life by bringing homes, shopping, dining, jobs and rich experiences together in one sustainable community.”

Located in the heart of Silicon Valley where Great America Parkway meets the 101 freeway, Santa Clara Square consists of:

  • A 1.8 million-square-foot office campus designed by renowned architectural firm Pei Cobb Freed & Partners. The offices of Santa Clara Square will serve as a workplace community with courtyards, outdoor workspaces and seamless links to shopping, dining, entertainment and apartment homes.
  • An approximately 2,000-apartment district with more than 15 acres of open space, parks, recreation and landscaping.
  • A 125,000-square-foot specialty shopping center that will be home to Santa Clara’s first Whole Foods Market as well as upscale and casual dining, shopping and services.
  • A Main Street designed as a vibrant town center for Santa Clara Square with 40,000 square feet of shops, dining and services as well as a central plaza and event spaces for a farmers market, music festivals and other community gatherings.
  • 30 acres of total open space, parks and landscaping throughout Santa Clara Square, including a Redwood park trail and links to the adjacent San Tomas Aquino Creek Trail.

“Santa Clara Square’s whole will be greater than the sum of its parts,” said Steven Kellenberg, senior vice president of community planning for the Irvine Company. “This is pedestrian friendly living with places to gather and open spaces that speak to the needs and desires of Silicon Valley residents.”

Office Campus

On the west side of Santa Clara Square at Great America and the 101 freeway, a 410,000-square-foot office campus for global networking company Ericsson is under way with completion set for late 2015.

One the world’s top providers of technology and services for telecommunications, mobile and television networks, Ericsson will bring about 2,000 employees to Santa Clara Square starting in late 2015.

At Santa Clara Square, Ericsson is uniting its rapidly expanding Silicon Valley operations in a setting designed to inspire employees and customers.

The Irvine Company is set to begin building Santa Clara Square’s east side office campus ― totaling more than 1.2 million square feet ― in late 2015 with completion scheduled for 2017.

Santa Clara Square Marketplace 


Where Great America becomes Bowers Avenue near Scott Boulevard, building is under way on Santa Clara Square Marketplace, a 125,000-square-foot specialty shopping center that will be home to a 50,000-square-foot Whole Foods Market set to open in mid-2016.

With an elegant design inspired by early California and Mediterranean styles, Santa Clara Square Marketplace will feature upscale restaurants, including some concepts entirely new to Northern California.

The restaurants of Santa Clara Square Marketplace make the most of Silicon Valley’s climate with outdoor terraces, lush landscaping and red brick paseos ― the perfect setting for an after-work meal or a night out with colleagues, friends or family.

Santa Clara Square Marketplace also will include causal restaurants, unique shops and convenient services in a walkable setting for employees, residents and visitors.

Main Street

At the heart of Santa Clara Square is Main Street. Along with shops and services for the daily needs of residents and employees, Main Street is envisioned for innovative uses such as coworking space for entrepreneurs and a health and wellness center that offers medical care and fitness, nutrition and overall health services.

With a European-style Central Plaza, sidewalk cafes and event spaces, Main Street will be a town center offering rich experiences for residents, employees and the greater Santa Clara community.

Apartment District


The apartment homes at Santa Clara Square will bring much needed housing within walking distance of major employers and shopping and dining. Residents also will have access to transit service from the Santa Clara Valley Transportation Authority.

Designed for a combination of living needs and budgets, Santa Clara Square will feature studios to two-bedroom apartment homes with extensive interior appointments and community amenities.

The apartment district will showcase a mix of architectural styles designed to complement Santa Clara’s heritage as The Mission City: Palladian, inspired by formative Italian architect Andrea Palladio; Formal Italian; Formal Spanish; and Early Californian.

Half of the apartment district’s 36 acres will be dedicated to open space, parks, recreation and landscaping.

The apartment district will include an inspiring Redwood park trail lined by dozens of existing Redwood trees that are being preserved by the Irvine Company and incorporated into the community.

In addition, the apartments at Santa Clara Square will feature five pools, a city park, lawns for casual sports, tot lots, picnic and barbecue areas and a central promenade that seamlessly links to Main Street, Santa Clara Square Marketplace and office workplaces.

San Tomas Trail

Running directly alongside the apartments and offices of Santa Clara Square, the scenic San Tomas Aquino Creek Trail offers miles of intersection-free walking, jogging and cycling.

For Santa Clara Square residents, the trail offers an alternative way to reach employers in North Santa Clara, the San Francisco Bay and, on game days, a convenient link directly to Levi’s Stadium.

What’s Next

Throughout 2015, the Irvine Company will continue advanced planning for Santa Clara Square, including preparation of an environmental impact report. The company will continue working with the city of Santa Clara and the community.

Once a public review is complete, building of the apartment district could begin in 2016 with the first homes coming available in 2018.

The west side of Main Street is being built along with Santa Clara Marketplace and is scheduled to open in mid-2016. Pending public review by the city of Santa Clara, the east side of Main Street could debut in 2018.

20 Years in Silicon Valley

Santa Clara Square comes as the Irvine Company marks its 20th anniversary in Silicon Valley in 2016.

The company first came to Silicon Valley in 1996 by acquiring a 27-building Sunnyvale office portfolio that it still owns and operates today.

As a long-term investor in Silicon Valley, the Irvine Company owns and operates 4 million square feet of office workspace, eight apartment communities with more than 7,000 apartment homes, the 58,320-square-foot Cherry Orchard Shopping Center in Sunnyvale and a 95-slip boat marina on San Francisco Bay in Redwood City as part of The Villas at Bair Island Marina apartment community.
