With more than $100M in the pipeline in Northern California, Graycor Construction Co. has opened a satellite office in San Jose. The contractor is working on several mall renovations, including Westfield Valley Fair in Santa Clara, the Great Mall in Milpitas and the Northridge Mall in Salinas. Its projects also includ e the construction of Kerasotes ShowPlace ICON theaters in Mountain View, Santa Clara and Laguna Beach.
“Retail owners are under tremendous pressure to keep their properties updated as destinations that offer the kind of personal experience that online shopping does not,” Graycor Vice President and General Manager Tim Hanifin said. “Unfortunately, few, if any, owners have the luxury of closing during these renovations.”
Graycor is applying its Live Environment approach to local renovations. This strategy allows retailers to remain open during construction, maintaining cash flow and market presence. In the Bay Area, projects are being managed by a quickly growing team of new and long-tenured Graycor project management and supervision professionals.
The company is building 110K SF of new retail at Westfield Valley Fair as part of a repositioning plan to expand the center to 2.2M SF and add a Bloomingdale’s and a movie theater. Graycor is doing demolition work, sitework and core shell construction as well as the interior build-out of the Kerasotes ShowPlace ICON theater.
At the Great Mall, the construction company is renovating the indoor outlet mall with new mall entrances, a food court, interior and exterior wayfinding signage, flooring, ceiling features, new lighting and two modern infinity fountain water features.
Greycor is redeveloping 90K SF at the Northridge Mall in Salinas. The renovation will includ e turning the former JC Penney into a two-story center court atrium linking major anchor retailers Macy’s and Sears, adding space for 12 to 15 retail tenants and restaurants and converting the second floor into a shell space for retail. Additional work includ es a new exterior entrance, interior mall access to the new JC Penney, a new set of restrooms, a remodel of existing restrooms and new flooring.
