According to Paragon Real Estate Group’s latest stats on San Francisco Demographics by Zip Code, the richest San Franciscans live in the 94105, which encompass the South Beach-Yerba Buena neighborhoods. The median household income in that area is $142,400. Paragon explains, “This zip code is dominated by newer condo projects, many of them at the top of the price scale and the rental units here, which make up over half the housing, are typically not under rent control.” 

Next up on the list are 94127, or St. Francis Wood-Miraloma Park ($128,100 median income) and 94129, the Presidio Trust ($121,300). Paragon notes that “All 3 of the top zip codes however have very high percentages of residents with bachelor’s, graduate and professional degrees.” 

The poorest zip codes are 94102, which includes both Hayes Valley and the Tenderloin, with a median income of $22,300; 94108, or Chinatown, at $34,000; and 94130, or Treasure Island, $36,600. 

In this study, Paragon also broke down by zip code the median house/condo values, number of foreign-born residents, median age of residents, average size of household, owner occupied housing, and residents with higher learning degrees.
