On the 41st and 42nd floors of the under-construction Tower B at Lumina, developer Tishman Speyer is marketing a roughly 14,000-square-foot duplex penthouse for an eye-popping $49 million. Listing agent Gregg Lynn of Sotheby’s told the Wall Street Journal that the price—which is a goodly $10 million above the most expensive home currently listed on the MLS—is a record for San Francisco. With five bedrooms, five full baths, and two half baths, the mega-penthouse is about the equivalent of eight regular Lumina units, perhaps to the vexation of the rank-and-file millionaires who plunked down more than $2,000 per square foot for a dinky-by-comparison three-bedroom.

The Frankencondo will feature 18-foot double-height living areas—complete with a giant curvilinear wall of glass overlooking the Bay Bridge—plus eight terraces and private access to the roof deck. There’s also a second kitchen (for the sous-chef, we presume?), because anyone with $49 million to spend on a condo is in all likelihood a control freak. “We see a technology guru buying the unit,” Lynn told the WSJ.
