The Value Place Story
Hotel Convenience. Apartment Essentials.TM

Looking for a hotel? Trying to rent an apartment? Whether you’re on vacation, relocating to a new town or you just need affordable short-term housing, Value Place offers something that extended stay hotels and even many apartments can’t. Peace of mind. What makes Value Place such a special place? Being able to count on an astonishingly clean, furnished suite with an in-room kitchen. Basically, what it really comes down to is this—low weekly rates in a much cleaner, safer environment that’s always simple to fit your needs.

Most hotels pad their prices with amenities and services that aren’t important to you. Not here—at Value Place, extras are a la carte. And with extended stay motels and other discount accommodations, you might find the price you want—but you’ll have to give up something that really matters. You won’t have to make any compromises when it comes to Value Place. How can we promise so much? Because we’ve combined the ease and convenience of a hotel with all the essentials of a furnished apartment—in a way that no one else has been able to do successfully.

Explore the Value Place timeline to find out how entrepreneur Jack DeBoer—“father of extended stay”—pioneered a unique hotel-apartment hybrid concept that serves the needs of hotel guests as well as apartment residents.

1960s – 1970s

Before founding Value Place, Jack DeBoer begins his career in the apartment development sector and by 1973, his company had built over 16,000 apartments in 30 cities across 25 states. National Real Estate Investor recognizes DeBoer as the “second-largest multi-family developer in the United States.”

1970s – 1990s

Jack DeBoer, known in the industry as the founder of extended stay lodging, creates and develops lodging brands Residence Inn, Summerfield Suites and Candlewood Suites.

2001

DeBoer realizes that the extended stay industry isn’t meeting the needs of a large segment of potential guests. The challenge? To offer low-cost, short-term housing without sacrificing quality. The answer: A brand that combines hotel convenience and Apartment Essentials. Affordable, clean, safer, and simple become the cornerstones of this new hotel-apartment business model.

2003

DeBoer establishes the Value Place brand and opens the first property in Wichita, Kansas. It features clean studio suites with full kitchens, an onsite laundry room and a la carte amenities. It’s an immediate success—and a game-changer for the extended stay hotel, lodging and apartment sectors. Plans for expansion begin.

2004

DeBoer and his team systemize the Value Place business model to ensure consistency across multiple properties—including requirements such as newly constructed buildings with secured entrances, a 99-step cleaning process after every move-out, quality assurance procedures and much more.

2008

Value Place celebrates the opening of its 100th location in July.

2009

Value Place rapidly expands to 162 properties in just six short years—making it the fastest growing extended stay hotel brand in the nation.

2010

Value Place expects to expand to 175 properties in 30 states by the end of this year.

Present day

Still expanding, Value Place actively seeks developers and entrepreneurs who are attracted to the successful Value Place franchise model. Recent Honors: Franchise Business Reviews top 50 Franchises for the past four years.
Not Your Typical Extended Stay Hotel
Value Place is a much better place

Before you decide to stay at Value Place, we want you to be prepared—prepared for a better guest experience. What that means to us is a truly affordable, incredibly clean, safer, simple experience. And this is more than just a nice idea—it’s the Value Place promise. So how do we do it? By combining all the convenience of a hotel and all the essentials of an apartment. We’re a hybrid—and that makes us better than a hotel, an apartment or any other short-term or long-term housing accommodations you’ll find. Think about it—no extras padded into our price, no hidden fees. No lease to sign, no utilities to set up. And that’s just for starters. Find out how we’re different and what to expect when you’re here.
What to expect when you arrive

After a brief room tour, you’ll register, pay for the week plus a refundable $100 deposit, and agree to our house rules—which basically come down to common-sense policies that protect the privacy and security of each and every guest. Value Place is a family-friendly place, and children 17 and under stay free. To maintain a consistent guest experience at all of our properties we do have a No Pet Policy, except for service animals. Then we’ll show you to your guest room. It’s that easy.
What to expect in your room

Although Value Place offers several room choices, the essential features stay the same. You can always count on a simple but fully furnished studio with a kitchen that includes a full size refrigerator and freezer, a microwave, a two-burner stovetop and plenty of cabinet space. You’ll also find two drinking cups, a trash bag, a roll of bathroom tissue and a bar of soap to get you started—because at Value Place, we figure you’d rather shop on your own terms than pay for extras you may not need. If you do want to take advantage of the additional amenities and services we offer—from kitchen cookware to high-speed Internet—they’re available anytime for your convenience for a minimal fee. There’s only one thing guests never seem to be completely prepared for—how astonishingly clean our rooms are.
What to expect in and around our building

All Value Place properties are newly constructed from the ground up and electronically locked 24/7. That means no one can access our interior-corridor entrances without a valid key card. (No exterior room doors here like at most discount hotels or extended stay motels.) Featuring at least eight cameras and a very well lit parking lot, we keep your safety in and out of the building in mind. All public areas are cleaned daily—including our well-lit parking lot. Beyond our commitment to cleanliness and safety, we also offer vending machines and an onsite laundry room for your convenience.
What to expect from our team

You won’t find a friendlier team anywhere. Our helpful staff—from Studio Attendants to the Property Manager—will make sure your guest experience is a positive one, whether you need something for your room or directions to the closest car repair shop. At Value Place, you can expect courteous treatment from professionals who are committed to maintaining guest privacy and peace of mind. In fact, some team members live onsite to uphold our rigorous cleaning and safety standards.
What to expect at every Value Place

When it comes to Value Place, you don’t have to compete with anyone for that perfect apartment or hunt for the best hotel deal in town—we’re always the better choice. At your typical extended stay motel, discount hotel or other short-term housing solution, guests have to give up something that really matters. Not here. At Value Place you will always receive an affordable price in a Cleaner, Safer, and Simpler property. We’re about living better through better value. And that makes us the smarter choice. Best of all? We promise a consistently positive guest experience at every Value Place you visit. Explore Value Place locations or make a reservation today.

Our Promise To You
Because we know what matters.

What’s the Value Place promise? A truly affordable, incredibly clean, much safer experience that’s always simple to fit your needs. That’s why we think you’ll be happier here, whether you’re looking for an extended stay hotel, an apartment, or just better, more affordable housing. No matter what brings you to Value Place, you can count on a respectful, helpful and friendly team dedicated to keeping the Value Place promise to our guests.
Affordable

At Value Place, we’re amazed at what some hotels—even extended stay hotels and motels—call “affordable.” Sometimes the rate is so high that guests clearly have to sacrifice financially in order to stay there. Other times the price is right—but what do you have to give up for the discount? Cleanliness? Personal safety? When we say affordable weekly rates, we mean it. As in rates you can actually afford without having to give up anything that matters to you or your loved ones. Sure, Value Place isn’t about fluff—you won’t find a workout room or a mint on your pillow. But you will find all the essentials you need for living like a full kitchen and more in a remarkably cleaner, safer environment. That’s what real value means to us. And that’s why we call it Value Place.
Cleaner

Value Place isn’t just clean, it’s squeaky clean. That’s because our cleaning standards go above and beyond what you’ll find anywhere. Want an example? We shampoo the carpet and wash the shower curtain and bedspread after every checkout—how many extended stay hotels, motels or other lodging accommodations can say that? None that we know of. Guests who stay on at Value Place also benefit from our housekeeping services every two weeks. So how can we promise rooms this clean at such affordable weekly rates? Because our Studio Attendants follow checklists of simple, thorough and effective housekeeping practices and never miss a spot. Our Attendants know they’re making a difference to each and every guest—as well as to the Value Place employees who live onsite and whose job it is to ensure that we’re upholding our superior cleaning standards.
Safer

Personal safety isn’t something you necessarily think about when it comes to extended stay hotels, motels, or even an apartment—until you’ve felt unsafe in one. At Value Place, we take “safe” seriously. Why? Because your peace of mind matters. That’s why you’ll feel safer at Value Place. We’ve created a safer environment in so many ways—starting right outside with safer, brightly lit parking lots and facilities.
We don’t have exterior-door rooms like at extended stay hotels and motels.

Electronically locked 24/7, Value Place buildings have four interior-corridor entrance/exit points that require key card access. All guest rooms have window locks and self-closing doors with deadbolts and secondary latch hooks. You’ll also feel safer knowing that eight CCTV cameras are installed in public areas and connected to a digital video recorder, including in the common laundry room, which also requires a key card to enter.
Value Place is safer than your typical extended stay hotel
or apartment.

Several Value Place employees are required to live in the building to uphold our rigorous safety standards. We also run a criminal background check on all of our team members and train them on how best to enforce our zero-tolerance policy. At Value Place, we respect your privacy, which is why we won’t give out the names of our guests to anyone unless required by the police—with whom we have a strong and effective relationship at the local level.
ID scans and more ensure a safer Value Place experience.

To stay at Value Place, every adult guest must register at the front desk and sign an Occupancy Agreement that explains our rules and requirements. In addition to scanning each guest’s license/valid photo ID, we check names against the Family Watchdog/Sex Offender database—and we don’t know of anyone else who takes such important precautionary steps to help ensure the safety of guests.
Simple

The Value Place experience is about personalizing your stay based on your preferences, not ours, which gets you about as close as you can get to the essential comforts of home. Everything you need is right here waiting for you—all the basics like a stovetop and full-size refrigerator, an onsite laundry room, plus only the amenities you really want. That’s one of the things that makes us different from a hotel. We don’t force you to pay for amenities and services by padding them into the price. Instead, you can pick and choose some—or none—of the add-ons that matter to you. No hidden fees, no surprises. No credit check or utilities to set up. Just a simple, uncluttered room and a straightforward way of doing things at every Value Place you go to. How beautifully uncomplicated. Learn about our features and add-ons.
