With a fresh loan of $200 million in hand, developer Golub & Co. is ready to start construction on a 32-story mixed-use tower at Transbay block 6—aka 299 Fremont Street. The current plans call for 409 units divided between the highrise and the adjacent midrise in the first phase of construction. Another three buildings with 136 units will be developed next door at a later date. The Solomon Cordwell Buenz design will aim for LEED Gold certification with features like roof gardens on the main buildings, sky gardens up the center of the tower, and remote controlled blinds and dampers to regulate unit temperatures without AC. A ground level courtyard, 10,000 sq. ft. of ground floor retail and 136 underground parking spaces will also be included when the site is complete. Construction of the first phase is expected to take about 24 months, so expect occupancy in late 2015-early 2016.
