Waverly park is considered the “nicest” (and typically the most expensive) area in Mountain View with Mountain View elementary schools. It is (roughly) bordered by Grant road to the north, Bryant Avenue to the west, Highway 85 to the south and Eunice to the east. It tends to have larger homes (usually 1800-2400 sf) on larger lots (7500-9300sf) and sidewalks. The neighborhood is very consistent with homes built mainly by two developers and the majority of homes are owner occupied. If you go southeast of Eunice you’re still in Waverly Park but an area that was once old county so there are no sidewalks, the homes are typically smaller, and the neighborhood is less consistent with many different types/styles of homes. Most of Waverly Park kids go to Huff Elementary which is outstanding.
The “nicest” area of Mountain View with Los Altos schools centers around the Springer school area. The neighborhoods are basically 3-4 blocks on either side of Cuesta Road between Miramonte and Springer roads. Homes range from 1,100 sf to 2,000 sf (although there are larger homes) on lots that are approximately 6,500 sf. Note: lots can get up to 10,000sf but those are rare. The neighorhood is similar to the Cuesta Park neighborhood but is within the Los Altos Elementary school district and is in very high demand. Two homes recently went up for sale and averaged 6 offers each with a substantial overbid.
Downtown Mountain VIew is a different animal. I liken it to a smaller less sophisticated downtown Palo Alto. Cute older homes (on smallish lots) with amazing character dot the neighborhoods. Unfortunately you may find these beautiful older homes right next to a duplex or apartment building. The downtown has a better nightlife than downtown Los Altos (which basically closes at 7:00) and the restaurants are top notch. Quick recommendation is Cascals located on the corner of California and Castro. The elementary school is good but not at the level of Huff (Frank L. Huff Elementary API 941).
