Exclusive: Fast-growing software company inks huge headquarters lease in Palo Alto

Cloudera, a data management and analytics company, leased up all of the 225,000 square feet in 395 Page Mill Road in Palo Alto, a three-story building within walking distance of Caltrain and the city’s downtown.

The deal marks one of the largest office leases this year in Palo Alto, a city with high demand and soaring rents for office space.

Cloudera plans to move its headquarters into the building, owned by Jay Paul Co., next year and sublease excess space. The firm has outgrown its current offices a stone’s throw away at 1001 Page Mill Road.

“We need a campus where we can build our future for years to come,” said Steve Hirai, senior director of corporate services at Cloudera. “It was very important for us to remain in Palo Alto, and to gain flexibility to expand as we continue to grow and mature.”

The firm, founded in 2008, employs more than 1,400 people in various offices including San Francisco, Raleigh, Atlanta, Seattle, China, Japan, France, Hungary, Singapore and South Korea, and continues adding workers companywide.

Hirai did not specify how many workers are based in the company’s headquarters, but did say that its new space will start out with about 500 workstations.

The firm also looked at other Silicon Valley cities since the market is so tight for prime locations, said Ben Stern, a broker Newmark Cornish & Carey executive who represents Cloudera with Jon Cannon of the same firm. Phil Mahoney and Howie Dallmar, also of Newmark Cornish & Carey, represented Jay Paul Co.

“We are thrilled to have secured such an advantageous deal for our long-time client, Cloudera, in perhaps the tightest and most expensive market in the country,” Stern said.
