211-apartment development approved by Mountain View Council


The Mountain View City Council on Tuesday agreed to a series of requests to allow SummerHill Apartment Communities to build a 211-unit residential, mixed-use development at 2700 W. El Camino Real, at the corner of Del Medio Avenue.

The overall deal includ es SummerHill providing a new public bike path along the north side of the project to help connect from Del Medio Avenue in Mountain View to Cesano Court in Palo Alto.

According to a memo from Mountain View Assistant Planner Diana Pancholi, “The bike path is not needed to offset any impacts of the project, but it will help give children a safe route to school from the existing and recently approved residential communities along Del Medio Avenue, Fayette Drive and San Antonio Road.”

The path is to be 12 feet wide, including an 8-foot wide paved travel surface, with lighting and signage.

The building will have 200 units at market value rates, and 11 units priced for “very low income households,” Pancholi said Wednesday. The apartments will have one or two bedrooms.

An open-air dog park, for residents’ use only, will be located on the fifth floor, which Pancholi called “an important amenity.”

The deal approved by the council will allow a shared-work space usage on the ground floor of the building at the corner of El Camino Real and Del Medio Avenue, but only if the developers can’t find retail users.

SummerHill will need to advertise for retail users for at least six months, said Pancholi, before going to the shared-use office-space plan.

In addition, SummerHill must pay $25 a month for new residents for three years each into the city’s transportation plan.

The building still needs to go through the permitting process. Pancholi estimated it would be six to eight months before construction can begin.
