201 Folsom Street is the best urban entitled residential site in San Francisco. It is located on the south side of Folsom Street between Main and Beale Streets, two blocks from the Embarcadero waterfront. Entitled for up to 725 units, the development will comprise two towers, 350 feet and 400 feet in height, respectively, and two mid-rise podium buildings, all arranged around a landscaped central courtyard. Condominium residences will offer breathtaking views of San Francisco Bay and the city, and floor-to-ceiling glass windows.

201 Folsom Street is located adjacent to the Infinity, which was developed by Tishman Speyer in 2005–2009. The Infinity consists of two towers and two mid-rise buildilngs for a total of 650 units. The Infinity is 100% sold out and, notably, was the best-selling project in the United Sates in 2009, with over 300 sales. The Infinity is also home to Nancy Oakes’ restaurant, Prospect.

Residents of 201 Folsom Street will have access to luxurious amenities, including on-site concierge services, a spacious state-of-the-art fitness center, a 75-foot lap pool, spa-like facilities with a private treatment room and saunas, a theater-style private screening room, a spacious club lounge featuring a catering bar and a kitchen for private parties and everyday enjoyment, a 24-hour business center and conference facilities, an outdoor courtyard, and gated parking for every residence. Large landscaped roofs on the two podium buildings will further differentiate 201 Folsom Street.

The South Beach/Rincon Hill neighborhood is located just south of the financial district along the Embarcadero waterfront. The area offers easy access to the financial district, proximity to a variety of public transportation options, unparalleled views of the Bay and the city, and some of the best weather in San Francisco. This mixed-use neighborhood is defined by the tree-lined Embarcadero that borders the waterfront. The South Beach/Rincon Hill neighborhood is anchored at the north by the recently renovated Ferry Building, home to upscale restaurants and gourmet markets, and in the south by the recently built AT&T Park, home to the Giants Major League Baseball team. Due to its proximity to downtown and the influx of new condominium residents, the neighborhood boasts a wide array of dining, entertainment, and recreation options.

LUMINA, also known as 201 Folsom Street, is a 655-unit residential development project under construction in the Rincon Hill neighborhood of San Francisco. Developed by Tishman Speyer, it is located one block to the southwest of its sister project, The Infinity.

History

The project was originally approved in September 2003 concurrently with its sister project, The Infinity.[8] Tishman Speyer developed The Infinity first, completing it in 2009. Meanwhile, 201 Folsom Street was left unbuilt, and with its permits set to expire, Tishman Speyer was granted a three year extension in 2009. After being redesigned by Arquitectonica, another 12-month extension was granted in 2012.[5][9] In February 2013, Tishman Speyer announced that it had formed a joint venture with China Vanke to develop 201 Folsom Street.[6] According to Reuters, China Vanke agreed to contribute $175 million for a 70% stake, and Tishman Speyer $75 million for a 30% stake. The remainder of the project’s $620 million cost was to be financed with debt.[10] Tishman Speyer received its building permits in May 2013[11] and construction commenced in June.
201 Folsom I, located at the corner of Folsom and Beale, will stand 400 feet (120 m) and 42 stories tall.[8] 201 Folsom II, located along Main Street, will stand 350 feet (110 m) and 37 stories tall. Ceremonial groundbreaking took place on June 26, 2013, and the project was named LUMINA. Construction is expected to take about 23 months.
